New windows, HVAC Heat pump/electric, water softener is additional and operational at your own expense, septic, pool has new equipment and liner. Insurance pool fence is not apart of my budget, although, I will try to accommodate for a cheap bare minimum freestanding fence if necessary. I will give money in lieu of gutters.
